This is why two contractors can use coatings with similar pail prices and still submit very different estimates. One may be pricing a basic wash-and-coat job. The scope matters.

A coating works best on a roof that is dry, stable, and firmly attached. Small cracks and isolated defects can usually be repaired before coating. Saturated insulation, widespread blistering, severe delamination, or rotten decking can turn a coating project into a larger repair or replacement job.
